...for a scenic family farm. The Beebe Farm is a fourth generation
family farm located in Baldwin County, Alabama (T2S, R3E, all of Section
31, and parts of Sections 29 and 30). It consists of 1150 acres of land
with 150 acres of pasture, 850 acres of long leaf pine forest and 150
acres of hardwood bottomland. There are 16 springs on the property, one
pond, two lakes, and over a mile of Whitehouse Fork Creek. The property is only 5
miles from the Mobile-Tensaw River Delta and about 18 miles from
downtown Mobile. Whitehouse Fork Road (County Rd. 40) bisects the
property, and with additional frontage on Hurricane Road (Alabama
Highway 138), the farm contains almost three miles of paved road frontage.

The 21 cross-fenced pastures are used for cattle grazing, hay sales,
horse boarding, and raising Tennessee Walkers, Scotch Highland cattle,
and other livestock. Other aspects of the farm include a well-known
16-year-old petting farm & canoe and kayak rentals. New improvements
are now available, including 2 lakes, and 25 home or cabin sites
for members of the DauerWalden
Conservation Community. Some of the many features of the farm
are over 23 miles of trails and roads with unlimited opportunities
for horseback riding. Other features include an excellent deer population,
exceptional longleaf pine quail habitat, managed dove fields, and
numerous wildlife management plots.

After considering several options to preserve a unique, beautiful piece
of rural property, the family has decided to create a conservation
community where individuals purchase lots to further the conservation of
the land. These homeowners will own their property and often reside on the
land, without further subdivision or development. The property can still
be bought and sold. Traditional uses of the land, such as forestry,
agriculture, and outdoor recreation, are not affected. The legal
mechanism to achieve this land protection is the conservation easement.
Conservation easements are a legal arrangement whereby certain landowner
rights (e.g., development rights) to a piece of property can be gifted
or sold to another party, usually a non-profit land trust or a
government agency.


The DauerWalden Conservation Community
was created to preserve the Beebe Farm. A very select
small number of DauerWalden residents will
ultimately live on and own the farm. Potential residents are those persons who are interested in
obtaining access to a carefully managed private estate for their
families in perpetuity. DauerWalden
residents will own their own home sites of 3, 5, or 20 acres, and the balance of the farm
will be managed as a whole. This
arrangement offers significant advantages for wildlife, timber, and
agricultural management and for outdoor recreation. The ultimate owner of the
property will be the Property Owners Association. Members would include the current
active Beebe heirs and from 4 to 15 conservation buyers.

Many potential conservation community members will be interested in traditional
outdoor recreation activities. The Beebe Farm already offers exceptional
opportunities for camping, horseback riding, hunting, fishing, and other
outdoor recreation activities. Members will have private cabins or residences on fee simple lots on
the property, with appropriate restrictive covenants. Residential lot
ownership will be tied to membership
in DauerWalden Conservation Association (the property owners association). Restrictive
covenants and subdivision infrastructure are already completed, and lots sales have recently begun.

We are seeking conservation community members and residents
who are interested in conservation, traditional outdoor recreation activities, and who wish
to protect the farm from further development. Community members will have the opportunity to have a cabin or residence
in what is essentially a private park. The recreational opportunities
and scenery of the Beebe Farm are truly outstanding; it is certainly one
of the most scenic large private farms left in Baldwin County. If you
